Palisades Zoysia
Palisades is the grass that looks like it shouldn’t survive August, and does anyway. Texas A&M built it around one core strength: going a long time without water and still looking presentable. In university drought trials, it held on for up to 15 weeks without irrigation before showing real stress.
What it’s actually good at
Among the most drought-tolerant grasses available for a Texas residential lawn
Dense, fine-to-medium blade that gives it a noticeably plush, manicured look
Tolerates partial shade better than either Bermuda we carry
Handles salty soil and reclaimed irrigation water better than St. Augustine
Holds up under high traffic once it’s fully established

A detail worth knowing before you order
This is the only grass in our lineup where mowing low actually makes it tougher, not weaker. Golf courses cut Palisades down to half an inch on fairways specifically because the density holds up at that height. Most homeowners keep it closer to 1 to 1.5 inches with a standard rotary mower, but it can go lower if you want that fairway look.
Care once it’s down
Mow low, between 0.5 and 2 inches. Water deeply but infrequently once established. Expect a slower first growing season, and hold off on heavy foot traffic while it’s still rooting in.
Common questions
Is Palisades actually hard to maintain?
Once established, it needs less water and less mowing than Bermuda or St. Augustine. The tradeoff is entirely upfront — a slower first year while it roots in.
Can it really go 15 weeks without water?
That’s what university trials measured before it showed visible stress, not a marketing number we made up. It’s not a reason to skip watering it, but it’s the most forgiving grass we carry during water restrictions.
How does it compare to Tahoma 31 for a low-water lawn?
Both are strong choices. Tahoma 31 establishes faster and handles heavier traffic sooner. Palisades has the edge on pure drought survival and gives you a noticeably plusher look once it’s grown in.
